Tenant improvement work runs on somebody else's clock. The lease has a commencement date, the landlord has a delivery obligation, and the electrical scope is usually the thing standing between a finished ceiling and a certificate of occupancy. We staff TI work to hit the date.
From white box to occupancy
We take tenant spaces from demo through final inspection: demolition of the previous tenant's abandoned circuits, new distribution sized to the actual load, lighting and controls to current energy code, and the low-voltage rough-in your IT vendor will need.

Why TI schedules slip — and how we avoid it
Two things sink most TI electrical schedules: a load calculation done from the architect's furniture plan rather than the tenant's actual equipment list, and lighting controls that fail energy code inspection because nobody read the compliance path. We check both before rough-in, not after.
We also verify existing panel capacity early. Discovering in week six that the base building service cannot carry the new tenant load is an expensive surprise, and it is entirely avoidable.
Common questions
How quickly can you start a tenant improvement?
For most Denver-metro TI projects we can walk the space within a few business days and begin work as soon as permits are issued. Fast-track schedules are common in our TI work and we staff accordingly.
Do you work directly for the tenant or the landlord?
Both. We work as a subcontractor to general contractors, directly for landlords on base building and delivery work, and directly for tenants on their own build-out scope.
Can you handle restaurant build-outs?
Yes. Restaurant TI involves heavy equipment loads, hood interlocks and specific inspection requirements. We handle equipment connections, dedicated circuits and the coordination those inspections require.
