Markets We Serve
Commercial Building Electrical
Base building systems, tenant improvements and maintenance for office and multi-tenant property.
Commercial property owners are managing an asset, not just a building. Electrical decisions affect tenant satisfaction, lease-up speed, operating expense and eventual valuation — which means the cheapest fix is frequently the wrong one.
Tenants cannot be disrupted
Planned outages run nights and weekends with written switching sequences issued in advance, and tenant notice handled however you prefer.
Aging infrastructure, modern loads
Buildings designed for typewriters now carry server closets and EV charging. We evaluate real capacity before you commit to a lease you cannot electrically deliver.
Operating expense discipline
Lighting and controls are usually the fastest available reduction in a building's operating expense, and the improvement flows straight through to net operating income.
Capabilities
What we deliver in commercial
- Base building distribution and service upgrades
- Tenant improvement and fit-out electrical
- Common area and garage lighting with controls
- Emergency, egress and life safety systems
- EV charging infrastructure and load management
- Generator and standby power systems
- Infrared scanning and preventive maintenance
- Capital planning and condition assessment
Electrical capacity decides what you can lease
A prospective tenant with a server room, a commercial kitchen or a fleet of EVs is asking a question about your electrical service, whether or not they phrase it that way. Signing a lease you cannot electrically deliver is an expensive discovery to make during construction.
We assess real available capacity — measured demand rather than connected load, which is usually a very different number — so leasing decisions rest on what the building can actually carry.
- Measured demand study rather than nameplate load calculation
- Spare capacity by panel, riser and service
- Tenant load modelling before lease commitment
- Phased upgrade paths where capacity is short
- EV charging capacity assessment and load management
Where operating expense actually sits
Lighting and its controls are typically the fastest available reduction in a commercial building's operating expense, and unlike most improvements the saving flows straight through to net operating income — which means it capitalises into valuation at your prevailing cap rate.
Common area, garage and exterior lighting run the most hours and therefore return the fastest. Garage lighting in particular runs continuously in most structures and is frequently still on legacy technology with no controls at all.
Documentation the next owner will want
Buildings change hands. Accurate panel schedules, as-built drawings, infrared scan history and a documented maintenance record all reduce friction in diligence and remove the discount a buyer applies to an unknown electrical condition.
We leave every project with that documentation as standard rather than as an extra.
Relevant services
What we most often do in this market
Tenant Improvement
Fast-track electrical build-outs for office, retail and restaurant tenant spaces.
Learn more →Networked Lighting Controls
Systems where every fixture is individually addressable, monitored and adjustable — the difference between switching lights and managing them.
Learn more →IR Testing
Thermographic scanning that finds failing connections and overloaded circuits before they cause downtime.
Learn more →EV Charging
Level 2 and DC fast charging, sized against your actual service capacity rather than wishful thinking.
Learn more →Common questions
A tenant wants EV charging. Can our building support it?
Often yes, and for less than owners expect. Load management lets chargers share capacity and throttle at building peak, which frequently fits meaningful charging into an existing service without an upgrade. The first step is a measured demand study rather than a nameplate load calculation, because the two produce very different answers.
Do you offer maintenance contracts?
Yes. Recurring programs typically combine annual infrared scanning, scheduled lighting maintenance, and priority emergency response at agreed rates.
Can you assess a building before we buy it?
Yes. We provide electrical condition assessments for acquisition due diligence, covering service capacity, equipment age and condition, code deficiencies and expected capital requirements.
