Commercial Energy Audits

Measured assessment of where energy is going, with verified savings and payback analysis.

An energy audit is only worth what its numbers are worth. Plenty of "free audits" are sales instruments — a walkthrough, a spreadsheet with optimistic assumptions, and a proposal. We measure, because a savings projection you cannot defend to a CFO is not useful.

What the audit covers

We inventory the building, measure actual consumption, and model the change rather than assuming it.

  • Full fixture and lamp inventory by space type
  • Operating hour analysis by area, measured rather than estimated
  • Utility bill analysis across 12–24 months, including rate structure
  • Connected load and demand profile assessment
  • Lighting level measurement against task requirements
  • Existing controls evaluation and gap identification
  • HVAC interaction and heat load effects
  • Available utility rebate and incentive identification

What you receive

A prioritized set of measures, each with installed cost, projected annual savings, applicable rebates, simple payback and expected useful life. Measures are ranked by payback so you can draw the budget line wherever it needs to be and still capture the best returns.

We also tell you which measures are not worth doing. An audit that recommends everything is a sales document.

Rate structure matters more than people expect

On commercial accounts, demand charges are frequently a larger share of the bill than consumption. A measure that reduces kilowatt-hours without reducing peak demand can produce far less savings than the simple math suggests. We model against your actual rate schedule.

Common questions

Do you charge for an energy audit?

For most commercial buildings, yes — a measured audit takes real field time. The fee is commonly credited against the implementation project. We will tell you upfront what it costs and what you receive.

How accurate are the savings projections?

Our projections are built from measured operating hours and your actual utility rate structure rather than industry averages, which is where most optimistic projections go wrong. We document every assumption so you can audit the math.
