Most organisations with more than a handful of sites cannot answer basic questions about their own lighting. How many fixtures do we own? What technology? How old? What did we spend on that site last year? The answers usually live in one long-serving employee's head and a folder of PDF invoices, which is a fragile way to run a capital asset worth six or seven figures.

What a mapped asset actually records

We survey every fixture and record it against its geographic position, so the inventory is a map rather than a spreadsheet of room names that nobody can reconcile with the building.

  • GPS coordinates for exterior assets; floor-plan position for interior
  • Fixture type, manufacturer, model and mounting height
  • Lamp or LED type, wattage and colour temperature
  • Driver or ballast type and control method
  • Circuit, panel and breaker assignment
  • Pole type, height, foundation and lowering-device presence
  • Installation date and observed condition
  • Photograph of each asset or asset group

What it lets you do that a spreadsheet cannot

Once the data exists, several things that were previously guesswork become arithmetic.

Where it pays for itself fastest

On a single building, an asset survey is a nice-to-have. Across a portfolio it changes how the account is run — and the payback usually arrives on the first project, because a modelled conversion built on measured data does not carry the contingency that an estimated one does.

It is also the difference between a rebate application that goes through and one that stalls. Utility programmes want fixture-level detail, and assembling it retrospectively costs more than capturing it once.

The data belongs to you

We deliver the survey in open, portable formats — geospatial data you can load into your own GIS, plus tabular exports that work in whatever system you actually use. It is your asset register, not a subscription to ours.

Be wary of any contractor who maps your portfolio into a platform you cannot export from. That is a lock-in mechanism dressed as a service, and it makes changing contractors expensive in a way that has nothing to do with the quality of their work.

Keeping it current

An asset register decays the moment work happens without being recorded. Where we hold the maintenance contract we update the record as part of the work, so replacements, relamps and failures are captured rather than reconstructed later.

Where you use multiple contractors, we can still maintain the register from your service records, which is less accurate but far better than letting it go stale.

Common questions

How long does a survey take?

It scales with fixture count and site spread rather than square footage. Exterior and parking assets survey quickly; interior spaces with varied fixture types take longer. We scope it against a sample walk before quoting so the number is real.

Do we get the raw data?

Yes, in open formats you can load into your own systems. It is your asset register. We do not hold portfolio data hostage in a platform you cannot export from.

Is this worth it for a single building?

Usually not on its own — for one building a fixture count during project scoping is enough. It earns its cost across a portfolio, or on a single large complex where nobody has a complete picture of what is installed.

Will it help with utility rebates?

Significantly. Programmes require fixture-level detail on existing equipment, and having it already captured removes the pre-survey step that otherwise delays applications. On multi-territory portfolios it is the difference between a manageable filing process and an unmanageable one.
